The planned investment is located in the Bałuty district of Łódź. It is an area of a former village, and at present it is an administrative district of ‘Stare Bałuty’, separated for the needs of SIM (Municipal Information System) in Łódź. The Project area constitutes a significant part of the development ‘quarter’ bounded by Hipoteczna, Srebrna, Polna and Bolesława Limanowskiego Streets. Shaping the formal expression of the complex is an attempt to articulate with architectural means the significance of individual facades, the hierarchy within the entire complex, and the conditions connected strictly with the residential function, taking into account above all the sunlight conditions of the flats. What we have here is a contrast, typical of urban quarters, between the street and the interior of the quarter.
In order to achieve the formal effect of fragmenting the massing of the individual buildings in relation to their surroundings, the upper parts of the buildings have been designed with a significantly reduced floor plan in terms of the two highest storeys. A rhythm of large, regular glazing was introduced and balconies were dispensed with. This procedure enhances the functional and aesthetic qualities of the large flats located there. The consistently shaped mass, obtained in the process of subtracting a number of ‘masses’, gives the impression of being solid yet not lacking in ‘lightness of expression’. The courtyard interiors, which are kept in shades of white, are “safe” in expression, without dark “backstreets”.
